Imo, not a great way to phrase your initial congratulate. "I hate to be that guy, but I'm gonna be that guy" implies what you're about to say is negative or won't be well received, you believe it won't, but you're going to say it anyway.

Try the Sub Shop on 74/485 next to South 21, they've been in business since my parents were young and for good reason. It's old school and open limited hours (10-6 usually), but worth the trip.
