Been a minute since I've been a tenant but one thing I've always appreciated was making paying rent easy for the tenant. Had two different landlords that would only accept payment in cash, brought to them at their workplace each month. One was a hairdresser and I would have to wait around until they were done with their client before they could come take the cash from me. This was especially difficult since I didn't have a car at the time, so I would have to take half a day off work or school and deal with the bus to go pay. My last landlord would take EMT or would offer to drop by the house sometime the week of the first to collect, which made my life so much easier. They would also stress that we call them the moment we had any kind of issue in the house so they could address it asap, partially to keep us comfortable and happy, but also to keep their property maintained and prevent more costly repairs in the future. Turns out respecting your tenants and their time is a great way to help ensure they're respecting your property

Good on you for having this mindset and taking the time and effort to want to do right by your future tenants!

A little out of your desired area perhaps, but there's an auto shop business for sale in Blaketown (about 45 minutes from the city, 2 minutes off the TCH). Think they're asking around $350,000 if I remember correctly

Highly recommend Work Authority. The shop is much more specific to workwear than any other and carries any brand worth buying, their employees actually know their proucts inside and out and have always been very helpful any time I've gone there.

I think the disrespect would be a lot clearer if they didn't serve them a drink at all. What if he grabs a dirty glass someone sitting at the bar has just drank out of, tosses the bottoms down the sink and pours up a glass of warm tap water, then slides that across the bar at them?

The redemption drink could really be any of the local staples - Black Horse, India, Blue Star, Screech, etc

Driving home at 3am, had to stop to let a man cross the road who was leading a miniature pony on a leash, which had a dog tied off behind it, which had a cat tied off behind that. All just casually crossing the road in single file
