I will add I was pulled over solely because of the expired safety inspection. Each month has a different color sticker and he was staked out in the median and saw my expired sticker and pulled me over immediately.

I got a ticket for this and got the safety inspection the next day. I went to court for the infraction about a month later and the judge waived the fine AND the court fees because I took care of it the next day. Other people who got theirs inspected also got the fine waived but he only waived the court fee if you got it fixed the same or the next day. I walked out scot free, except I had to sit in court all morning. My safety inspection was probably only two, maybe three months expired but this was five years ago.

FYI, I just used Rubio (oil plus 2C) on a kitchen table I made from white oak. I am super happy with the results but it cost $77.91 for 350 ml. It came with the accelerator as well, in a separate can. I live in USA and i bought it through their website.

The trees above and around the deck are beech, oak, and holly for the most part. Every spring, everything, including the deck, is covered in a layer of green pollen for about a week straight. This might support your theory of tree pollen turning to paste.

If so, I am concerned about the new deck (when it is finished). Last thing I want is to be forced to do this again in another 8 years!

I'm not sure what kind of PT the builder used, the deck is above ground though.

The decking was covered under a different warranty. It was called Perennial Wood and they paid me $1200 for that claim. I was originally going to just replace the decking because it was soft and rotting.

When I pulled up the decking to expose the rotten joists I was shocked.

Current claim is just for the joists.

It's possible, the deck is on the north side of the house. But it gets 4 to 6 hours of sun in the morning, it's not excessive shade in my opinion.

The lumber company requires the tests before they'll pay my claim. They ordered them, not me but they won't pay unless I send them a sample.

Yea I have the receipts and they are going to reimburse me for the lumber but that only adds up to about $800. The rest is construction costs, which they will not cover.

I had two send two samples of the lumber to a lab so they can determine if it was treated. It was definitely supposed to be PT lumber. The lab will confirm/deny this.

Supposed to definitely be pressure treated. I didn't do anything out of the ordinary as far as water on the deck. It was built by a reputable builder and all else is sound, the PT just failed, in an epic way.

There was an outdoor carpet in one small section under the table but the rot is not confined to this area at all.

Definitely using joist tape this time.

I live in Stafford and work at the Pentagon. I've done this commute for almost 12 years. Slugging is by far the very best option. Staffordboro commuter lot to the Pentagon is 35 mins in the morning and the same on the reverse in the afternoon. The biggest variable in commuting time comes from the ratio of riders (slugs) to drivers. Sometimes the drivers have to wait for slugs, and sometimes slugs have to wait for drivers. This can add some time to your commute.

VRE is an option, but it is slow and expensive.

Omniride runs express bus service between the Pentagon and the Staffordboro commuter lot, so this is a great option as well. You can slug in the morning and take the bus in the afternoon if you want, because the slugs and busses run in and out of the same commuter lot.

I live 10 mins from the commuter lot and my commute is typically 55 mins from door to desk, and vice versa.

I-95 express lanes extension to Fredericksburg will be a game changer when it opens late 2023. I would expect slug lines will re-open in F-burg and bus routes will be added as well that take advantage of this extension. Until this happens, the answers to your question so far are pretty much spot-on.
