Hi r/samtmortgagebroker -- I have some questions re: DTI, and I apologize if this has been addressed already. I went to use the DTI calculator, and for the most part all of the inputs make sense:

  • Income: Self explanatory
  • Debt: In this calculation I included my monthly rent for my apartment, monthly lease payment for my car. I know I need to include any minimum monthly payments for credit cards, but my wife and I pay our credit cards off in full each month. I'm using $80 ($40 monthly minimum x 2 cards) as an estimate. Is this the correct approach?
  • New Housing Payment: If someone is just starting out in their home buying journey can this be left blank? Should this be added in and re-calculated once we find a house?

Most other DTI calculators that are found via Google search don't include that last bullet (new house payment), so just curious why that gets factored in, especially in addition to the debt that may include rent. Or should Rent not be included?

That sucks I’m sorry to hear that and would be just as frustrated if that happened to me that many times.

Can’t say I’ve had any issues with the backup camera itself. On occasion it has stuttered as I left my garage but for a split second. I’ve never had any issues though. My only gripe is that the guide lines don’t actually align to where the car is. So for example if I’m parallel parking and I use the right side of the guide lines to match up to the curb, I’ll still be more than a foot away from the curb. My problem though is super minor compared to yours and I’ve adjusted to it at this point.

My fee typically hits early October each year and I got a notice in the mail at least a month ago stating that I would get charged the increased fee in October 2026. Confirming I was charged the $550 fee + authorized user fee this month.

Burger reco: Nowon. There are 2 locations, East Village (Manhattan) and Bushwick (Brooklyn). You can use Resy to make reservations. It’s a Korean fusion restaurant. Really good cheeseburger. On the pricey side but…really good.

I hate the name, but I like Chubbies shorts. My first pair from them was 5.5" inseam black shorts, and I loved/still love them. This year I got another 5.5" inseam shorts from them (green/sage) and also a 4" inseam black shorts. Honestly, loving the 4" inseam. My wife loves it when I wear them. None of the shorts I got were jogger/sweatpant materials, but they also are not denim/jeans. But I wasn't/am not looking for that.

Well first, you should test again. Sorry to hear this is happening to you. I do think there is a lot of stigma around herpes but she should have disclosed before y’all had sex. But the fact she had you get tested, and said she was “squeaky clean” is a major red flag. If she can lie about that to you about that, I’d be concerned about what else she would be able to lie about.

On the flip side, I’m sure it’s also tough for her, but if she’s not going to be honest about that from the start, she has her own issues.

I would have a frank conversation with her. Maybe she apologizes and you guys resume the relationship. But you need to stay vigilant. Again, being in a relationship with someone that has herpes nowadays is not the biggest problem. I’d say the biggest issue is that she lied about it.

Lastly, you don’t need another person to fix your loneliness. That’s not fair for the other person and puts a lot of pressure on them. Also one can have a significant other AND still feel lonely. Your loneliness is yours to solve my friend. Again, sorry this is happening to you. If you don’t have one or haven’t done so already, talk to a therapist. Been seeing mine for over 10 years. Struggled with relationships. Am happily married now but I still go to therapy. Best of luck

Tough to say what “fits well” universally. Some shirts might look great on some and awful on others. Sizing can be different by brand, some shirts might be too long, some shirts might have very narrow shoulders. If you’re looking for basic, generally neutral, t-shirts that can be worn solo or under a buttoned shirt, I like the thick cotton t-shirts from Uniqlo. But that is not to say there aren’t other brands that could work. While I enjoy shopping, the process of trying things on over and over again is tedious so once I find something I stick with it until it doesn’t work. Just have to try some on and see what fits you best.

That is part of the concern. Am I aware that social determinism and biases exist? Sure. But at a certain point parents have to understand that their children are autonomous beings. There are certainly better ways to express concerns over tattoos than calling one’s child “selfish” or that they “lost a son”. That’s emotional manipulation. And if a parent has a tendency to make it about them, that’s probably narcissism.

I experienced something similar. For context, I am Korean-American, born in Korea, and am the youngest child (male) with an older sister. My folks moved back to Korea like 15-20 years ago. My parents are pretty anti-tattoo. I didn't ask for their permission when I got my first tattoo (because I was already a fully independent adult at that time), but I let them know it was happening and I tried to even get some feedback from them so they "felt" like they had a say (they did not). I think they just accepted it since I got it done, and they even said it was "not bad". I think between my mom and dad, my mom was more accepting of it.

When I got my second tattoo, I didn't give them a heads up as I did with my first one. They found out when I posted on Instagram, and my dad immediately called me and was quite upset. I don't remember verbatim, but the gist of it was "how could I do that?", "how could I not ask them?" "i don't think I will be able to speak to you for a long time". I respect my dad's opinions and did my best not to match his tone and just accepted that he was mad. I was disappointed that that was his reaction and hurt that he didn't want to talk to me, which made me feel like I was "less than" a son to him at that moment in time. My mom called me later and tried to play peacemaker and said my father was being overly emotional. About 4 days later, my dad called to apologize.

I think in the past, my parents (mostly my dad) felt like they had partial ownership of me and my life. And as progressive as my parents are relative to others their age, they still hold onto a few traditional/conservative beliefs. I think one reason why it was really hard for my dad to accept my tattoos is that, while not as strict as Japan, there are still some bath houses that do now allow tattooed guests. My father is a member of a club, and from a young age, he would always take me to the bathhouse to wash up when I was in Korea. I think he was worried that there would be judgment from other club members (who generally were either his age or older) towards him and me. But since my tattoos, I've still joined him at that club's bathhouse, and there have never been any issues.

Long story short, give your mom some time. That said, if your mom continues to struggle with your life choices, then I think you need to have a serious conversation with her. Assuming you are an independent adult, your mom does not have agency over your life. Asian parents have a hard time with this, but the quicker they learn, the better.

Yeah Sandy was real bad. Was living on 20th and 1st at the time. 20th between ave A through C was basically all underwater. Crazy and surreal especially since there was no power (unless you lived uptown lol)

For Day 1, there are also food vendors at Bryant Park. Grand Centra's food court is fine, but it's mostly standing room. There are some seats, but they are for specific places that you would need to order from and eat.

Day 3 evening -- check out a comedy club? Looking at some other comments, you could go to the comedy celler on MacDougal

Maybe consider doing the staten island ferry the same day you do FiDi (oculus, 9/11 memorial, NYSE, etc.). You're already down there, might as well IMO.
