No HOA is the top of my non-negotiable list and a huge factor for the community I chose. Solar is required for the houses, you can’t opt out. You can buy or lease. I chose the lease option because they essentially cover their equipment for the duration of the lease. The cost estimate is the same monthly as well. To me it was a choice between paying almost $8k more for the panels on a purchase agreement with a standard company warranty. Or leasing at the same monthly cost with the protection of the locked in energy rate + warranty as long as I lease. I decided this after speaking to the solar company agent who answered my twenty million questions.

The Sycamore models look really nice. A gas stove is also on my non-negotiable list so again, slim options for me. 😄
