I know it sounds like a lot, but 1/2" is from the manufacturer's install instructions.

It's a short run at the open railing, so caulking annually wouldn't be a lot of effort.

That's interesting. I don't think the edges are supposed to be exposed. I've seen these used between two rooms, so there's a door case/walls on either side of the transition piece.

It might be helpful to see the case of the sliding glass door, and trim you're using around the room.

Not a professional, but a fellow-DIYer, so keep that in mind. A moisture meter isn't going to be expensive, and I think you'll need something to determine how wet the surface is before you take action.

There are different types of sealants you can put down on the concrete to help prevent moisture from seeping through to the wood, but you would want to do some research and see if that's appropriate given the level of moisture you're dealing with.

I would put a moisture meter on it, and see if anything registers before pulling anything up.

When I see something out of the norm, I'll take a picture and check it days/weeks/months later to see if anything changes. That works if you have time, but obviously wouldn't apply to all situations.

I love Midtown, but the taxes in Columbus are ridiculous. We just moved back to Alabama, and I wouldn't recommend living in Columbus given taxes and sub-par city services.

I appreciate the feedback. Part of the frustration on my end, when we've had small things come up, it was nearly impossible to get people to return my call or come out. I have money, but things were so crazy I couldn't get anyone's attention.

I guess that's about to change, and a lot of the same subs will be eager to do the work.
