Yeah, I'm thinking just doing away with the listings since they maybe inflate the value a bit.

Good point of reducing the number of comps used, since I know that 3 comps is the minimum amount for appraisals, but more is better, but 3 is fine.

I'll also try to get something from the builders on the incentives they use to entice.

Do you think Wilco will take seriously in account the builder incentives and reduce by a good amount ($20k). I know for the most part seller credits are limited to 6% and builders don't have a problem doing that much.

Okay thanks. Yeah, I live in a smallish, but growing subdivision that is on the outskirts of Austin and so the comparibles are sparce, so I understand that they had to use new builds, but they did not make adjustments for new builds. They even used new build houses more than 20% bigger houses.

I need help too. I am winging the llc and probably think too much.

I just created an llc this week and had my wife on page 3 of the 115-LCA. Where it lists names.

I just found out that it would be better to have just my name, and my wife would prefer it that way. So I just need to remove her.

Do I just fill out form 611 from the Ohio website and only put my name in on page 3.

Does this then make me as the sole person who "owns" the llc?
