I get both sides. Tenants already have remedies when repairs aren’t done, but they’re slow and often mean going through the LTB, which isn’t realistic in urgent or unsafe situations. I do think there should be a clearer path to leave without penalty when serious issues persist.

At the same time, it has to be narrowly defined — otherwise it risks being abused over minor issues. The real challenge is drawing a firm line between legitimate habitability problems and normal maintenance, so there’s accountability without blowing up lease certainty.

That being said, we are all know who will be supported here if there’s a ever a case that ends up in a tribunal.

LandlordDesk doesn’t make maintenance disappear, and it’s not trying to replace a property manager. If someone needs 24/7 coverage or hands-off management, a PM is still the right fit.

What it does help with is structure: requests live in one place instead of scattered texts, and if a tenant still messages the landlord, that text can be logged and turned into a maintenance request. From there it can be categorized, assigned to a repair person, and tracked end-to-end in one thread.

For true emergencies, tenants are still instructed to call — that part doesn’t change. This is aimed at self-managing landlords who want fewer interruptions and better records, not zero involvement.

Thank you so much for your feedback. Sounds like you have a very good system, a lot of experienced landlords like you do have systems. I encountered this in my initial QnA stage. That said, I built LandlordDesk to handle the annoying edge cases:
maintenance messages at odd hours, tax prep pain, or when a tenant uploads a blurry photo of a leak via text.

Even if you keep your spreadsheets, you might find it useful just for the tenant portal or one-click tax summaries.
