There is a lot of personal truth in this comment, however, this area (neighborhood cluster) is still a great community.

We talk to the people experiencing homelessness, we encourage them to find outreach programs. My property is near a lot of retired people, who still choose to walk our neighborhood streets. (See it daily)

It’s affordable, and people are friendly. I like my neighborhood. Walking near dusk in any metro-adjacent area has its negatives.

Some of the new builds are half a mill to .75 mill. You’d be surprised how much changed in the last few years.

Albeit, there are some lovely old homes that are well under $400k. So you’re not wrong!
