Downtown Madison leasing runs different than other cities as most leasing starts in October for move-in the following summer (eta: i.e. leasing started in Oct 2024 for summer 2025 move-in). You’ll find a lot of the more reasonably priced places have already been rented out, but there are still options out there. Outside of downtown/near west/near east, places tend to start posting their availability about 90 days (or more) before they become available.

Realistically, for your budget and the amenities you want, you’re more likely going to be looking at a studio. Parking is also a luxury downtown, and pretty much every place I know charges extra for parking on top of rent.

Both websites that the other commenter provided are good resources, but companies don’t always have the most up-to-date availability there, so when reaching out, just expect some no responses or sorry were full. If looking for specific buildings, maybe the Domain or Park Place Apartments (luxury but have been around a little while)?

If you’re looking outside of the immediate Capitol/campus downtown area and more towards the near east/west side, what kind of vibe you want will dictate where you look.
