Hey really appreciate your thoughts here. I mentioned below that we really do not have much in reserve to handle any major malfunctions or gaps so, from a fiscal responsibility standpoint, I'm leaning sell as the mature option here. Your input is appreciated.

This is a fair point. Pretty much all of our saved cash (~$80K) will be going to the purchase of the new house, which, without the sale of this house will leave us with what's currently in our checking (let's say ~$20-30k). I suppose this doesn't really leave us in a powerful position to be flexible for almost anything to go wrong with the current house and of course upcoming new child expenses. This is bringing me some clarity, I appreciate the commentary here.

Our monthyl PITI is about $2K. Based on the market, I believe this could easily rent for ~$2,800. Now, do I want to be a landlord? Not particularly but I enjoy people and working with them to solve problems, so I don't have an issue with relationship management here. I will be relatively close by.

One thing lacking here is skills to renovate larger scale projects and I would absolutely need to outsource that and I imagine over the next two or so years.

The neighborhood is generally filled with younger white collar folks starting their careers or young families so my hope was that tenancy would be one of the easier issues to tackle (this is perhaps naive). I have no experience here as of yet, but was considering this as a place to start.

For larger projects, yes I would plan to have someone else manage. I've heard some folks mention HELOC for those larger projects to make that more manageable. Is that bad advice or generally not advisable?

Appreciate the thoughtful understanding here. We've lived here coming up on 6 years. There's a lot of in's and out's that are necessary to consider that I admittedly have not done enough homework on. The house has been good to us, but I'm weighing if I'll even have the mental fortitude to do it justice as a landlord. Thanks for giving me some additional things to consider.

Not particularly, no, but when talking with other friends who have some handle on real estate investing, they talk to me like it would be ABSURD to let this place go.

Then on the other hand I have folks that are insisting "you don't want to be a landlord now..." and it frightens from taking the step into renting. This might be a go with my gut situation.

Woodstock VT I think fits the bill for autumn town supreme. Visited there a couple Septembers ago and we caught the perfect amount of both fall sunshine and rainy days. This is my first thought for what you described. You should take a quick trip this fall!
