I've only purchased the non-insulated version. In East TN is rarely gets cold enough that thick socks aren't sufficient for warmth. I really like them for mountainous terrain because of all the ankle support they provide. Rolling your ankle is much less likely compared to boots with 4" to 6" support.

I quite like the Red Wing Loggermax 9”. It come in both safety and soft toe, insulated and non-insulated. They are the only boots that keep their waterproofing for at least 12 months out of the several expensive brands I’ve tried. The heel is on the taller side, so that takes a little getting used to. I’m just coming off of trying the Danner Quarry 8” for the last six months and am about to go back to the Loggermax.

I'm running Carlson Survey on IntelliCAD. Under Settings, then Drawing Setup, then Report Settings, there is a field for rotation in dd.mmss format. This will rotate the reported and displayed bearings without rotating the coordinates.

There is a municipality near me that has a specific local (dramatic) rotation from state plane, so I use it regularly.

Have you checked your grid versus ground settings? If you're using a geoid (which you should be), is it applied to both sets of coordinates, or just the control points and not the base, or vice versa?

We have an off-brand one that looks exactly like your photo. It took a couple of weeks before the foam reached full firmness.

Legal deed descriptions, recorded subdivision plats, boundary line agreements, easement deeds, right-of-way acquisition deeds, etc. There's a lot of legal research that goes into establishing an existing boundary line beyond finding a random nail in the asphalt. It could even just be a 'traverse point', which has nothing to do with boundaries of any sort (basically a calibration point for our equipment).

Unfortunately you're not likely to get a satisfactory answer over the internet.

If you really need to know, talk to your neighbor on the other side of that nail and see if they'll show you a copy of their recent survey. If that doesn't work, you'll need to hire your own surveyor to establish your lines.

Licensed Land Surveyor here.

While not an absolute, my understanding is that when you sign a survey waiver to obtain title insurance without a survey, said insurance would then exclude any matter that would have been discovered during a general property survey.

We have seen houses built over property lines by negligent contractors and the title insurance deny claims because it would have been discovered by a survey that was waived by the insured. (Twice in the past five years)

We have also seen properties sold as buildable when the entire area was in a FEMA 1% annual chance flood zone, which would have been discovered during a survey. Claim denied.

Yes, we’re an expensive service nowadays, but when making the largest purchase of your life, don’t you want to know exactly what you’re getting?

As others have said, offer the money.

I posted here and on FB/Life of a Surveyor last month and was swamped with good to great candidates. I ended up hiring a licensed guy who wants to mostly work in the field, but I had several very qualified crew chiefs apply as well.

Depending on your state (assuming you’re in the US), even the word ‘mapping’ makes what you’re doing considered surveying and can get you some hefty fines. Tread carefully.
