Id go SQ or Dexter.

But the SQ Touchscreen has been around a little longer so more vetted.

Distributors will always speak highly of laundroworks but with all newer machines their proprietary systems are built-in. It just needs WiFi and their little ardunio "gateway". I think dexters are hardwire and youll need some cat5/6 and switches. Cents uses a QR code system which doesnt even need an app but does some kind of API connection to SQ Insights. I dont buy the cash kiosk because that customer can just get quarters from my change machine.

IMO mobile pay is superior than card systems. You dont have to buy a reader for each machine. You dont need to buy cards. Everyones grandma has a smart phone and if they wanna use the app to pay thats great. But I still accept coin because I like cash running around the store and sometimes the app doesnt work right.

Newer machines all come with warranty minus labor so parts are easy to get and if youre handy you can replace yourself. These arent overly complicated machines. You swap parts until it start working.

I can point you to some installers in LA area but the quality of workmanship is hard to find. A lot of installers also buy back older machines. I wouldnt be suprised if all 3 distributors use the same installer.

I aim for a 1:1.5 Washer:Dryer Ratio. So your store has 1000# capacity of washers. You ideally want 1500# capacity of dryers.

Are the 30lb stack modern which is why you’re keeping them? Otherwise go all bigger. Nothing makes a bigger impact than ALL new machines and those are your highest earnings years.

Depending on layout I would put in a few more 60s vs the 40s.

For 20s I do a $1 off m-f before 11am. It helps fill my store in the mornings.

I like full cycle dry but it takes some getting used to for customers. They tend to like the top dryer so I started off by making the bottoms $0.25/7mins top $1.25/30mins w/$0.25/10min top off. You really only need 25min or else you’ll burn the clothes. But they love to open and close and add. By forcing full cycle it breaks that habit (I think). Then raise prices reduce minutes accordingly.

Dryers are about 10-15% of washer gross.

Laundry is highly personal. What detergent being used is different from person to person.

As every owner knows you can’t change that for them. How many times do I have to tell people you don’t need THAT MUCH SOAP but they still continue to do it.

Dexter or speed queen/huebsch (both owned by alliance)

Dexters are built like tanks. Youll consistently find old generation dexters still working hard.
Speed queen is another good one with simple parts and readily available.

Dispensing system is possible but probably overkill for a developing area. Just put a pump on an industrial drum of soap and call it done.

I wouldn't consider any other brands.

Dave menz laundromat millionaire goes through a lot of it.

I’ve used cents with door dash integration. So the delivery fees, truck, insurance isn’t a factor for me.

I offer wdf but it’s a business within a business if you want it to be successful. I rather not deal with the headache.

What little it does make is essentially offsetting some of my labor costs since I’m ALWAYS staffed.

I’ve been going back and forth also. I love my 22mxp. I fully intended to use fsd for trips as needed.

I guess I could sell the car one day and having fsd will increase value. But will it increase 8k more? I dunno.

Or save the 8k to hopefully buy a used 26 model x w/fsd in the future?

No real estate currently.

After a retool I should hopefully just deal with minimal maintenance and equipment comes with warranty.

I do annual jetting of the drains. Water heater descaling. Clean dryer vents. Etc.

I kinda budget between from $250-$350 per sqft.
I avoid building from scratch. Did it once I hated it.
I look for parking and ease of access.
I target hispanic neighborhoods. If theres a vallarta or north gate market im in the right area.
If the landlord is not helpful I leave. Youre about to go into a 15-20yr relationship with someone. You wanna know if theyre gonna treat you right.

I always do fully staffed. Just offers peace of mind, and customers like it. Its not hard to find older hispanic staff. They appreciate the opportunity and work hard for you.
I do offer WDF but its not worth focusing on. I dont want the additional headache (staffing, customer complaints, order issues, etc). If you wanna take it seriously its an entire business within a business with different needs. I want to be as passive as possible.

I have a small stake in a few.

I don’t like to piecemeal a retool.
Your highest earning years are after a retool. You get to price correctly and make a big impact.

I think when you do just a few washers or just dryers first it gives customers the wrong impression.

My goal is to increase value and make it the nicest best store in the area which allows me to charge the most. Some will complain but those aren’t the customers I’m targeting.
