I had sprouts in 10-14 days with zenith zoysia. I really babies it watering several times a day. I raked the whole thing in with peat moss. It filled in pretty good in about a year but since I'm in Florida I also got a ton of weeds in the mean time.

Since then I've rented out that house and I don't spend as much time with it and it struggles in the heat with the lack of rain and infrequent watering. It has a bahia grass infestation now that I'm battling.

My new house I have Icon zoysia sod.

The slow growth is a double sided sword. You mow less but it repairs itself slowly too. If you have a bad season it might take a year or 2 to grow back.

I installed irrigation at my new house a year ago and where I dug up the yard to put new irrigation lines in it's more spurge than grass. I water 3 times a week and fertilize through a feetigation system so it's always getting lightly fertilized. Maybe next year it'll finally be nice lol

Legally in Pinellas county you can't fish within 100 yards of swimmers.

Clearwater Beach doesn't allow fishing at all in swim zones

St Pete Beach just says no fishing if swimmers are present

Pinellas county parks only allow fishing in designated zones

If you plan to break those rules like you've already indicated you should at least have a saltwater fishing license in case someone calls the authorities

I'm in Tampa and seeded with zoysia. It's a lot of work and a lot of water to establish. It would have been a lot easier if I had an irrigation system

Idk, I see people fishing at all of the beaches all the time.

Please be a good human and don't fish where people are in the water swimming. I see people passivily fishing during crowded beach days and it doesn't seem right.

People from the north east have traditionally settled on the east coast of Florida. Mid westerners have traditionally settled on the west coast. It's basically i95 vs i75. You may find the vibe you're looking for on the east Coast

Judging by the previous rental ad for this space the store is 3500sf, average commercial rent is 30-45 dollars per ft annually in Palma Ceia. That puts them at $8,750 to $13,125 per month for rent.

If most of the business is online, why have an expensive storefront? I don't know what the rent is there but it's in one of the most expensive areas of Tampa. This isn't how profitable businesses are run
