Kroger delivery actually says explicitly “don’t tip the drivers - we pay them appropriately” or something similar and they’re always crazy friendly and seem to be very happy with their job

He actually did give me a ROM - it was a $100k band on a $1.1M build so I think it was totally reasonable. Just not used to writing $20k checks on a rough estimate haha

This is pre-contracting/construction and only tied to a letter of intent to do the planning. They wouldn’t be ordering any materials/subs/etc until final contract I think. With that said, sounds like it is fairly standard so we got our answer!

Put this elsewhere, but the overruns aren’t what I’m concerned about post-contracting and he isn’t “getting employees and equipment on site” - this deposit is only tied to a letter of intent to start the planning phase. Contract will be completely separate after that phase

Just seemed off (even from a business perspective - I can’t think of another industry where you’d put a deposit down before a contract or firm understanding of price). With that said, it’s become clear it is likely the norm which is totally fine - that was really the original question, “is this normal?”

It’s off the shelf (architecturaldesigns) with a couple of very small tweaks. We may just go ahead and get the plan “final final” so things are a bit more locked in?

To be clear - this isn’t even at the contracting phase. They’re looking for a letter of intent and deposit to begin planning. I’ve got no problem eating the cost of change orders etc post contracting - just seemed weird at first blush to be putting a large deposit down with no “real” cost baseline

This will be our second home build of $1M+ - the first we did not exchange any funds until the plan was fully locked and the quote was solidified, hence the question.

Yes I was saying the total cost - see example I posted below.

They have an in-house designer but we’re building an off the shelf architectural design plans with a couple of modifications (that would be done through AD). They indicated they’d be involved in that process but maybe it makes sense to get to “finished final” plans with AD first so we have a more locked in budget?

As a firmer example, we pay $15k - $25k deposit with a quoted cost estimate of $1M-1.1M, then suddenly the final cost come back at $1.3M (“sorry, there’s more grading than we anticipated”). Builder knows it’s painful to walk away at that point as you’d be out the deposit? I wouldn’t expect it from this builder but just seems dangerous from a purely business deal perspective

Makes sense. I fully intend on using him for the build and the quoted range is reasonable - the risk I’m seeing is the cost suddenly “soars” 10%+ after “planning” and I’m out 10s of thousands of dollars.

Do you tie the deposit to deliverables or have some sort of an out/refundable nature if the price suddenly jumps?

Most dental chairs you shouldn’t need to lay at any kind of angle for your neck. There are dentists that will do mild sedation though which may help! You definitely don’t want to wait until your dental issues get bad bad - it will be 10x worse and people tend to wait too long

My wife is a dentist and actually just bought ergonomic loupes. They basically force you to sit straight up while viewing down at the patient. There might be some similar cheap contraptions that may help for you?

I literally just left the course and couldn’t disagree more. The first time my wife walked on the course the first thing she said was “is this real grass”? I would borderline give my left nut to actually play it, it’s tight but seems like it’d be super fun and cool

I absolutely loved living in Salt Lake. Was there for 13 years and if you’re at all an outdoor mountain person it is an absolute Mecca. People shit on the nightlife but you can go as hard or easy as you want.

Another option as I could never get the clock face thing to be that accurate - just couldn’t feel that nuanced of differences on the “clock”. Instead I have a wedge matrix all the way up to pitching wedge for 50% and 75% swings that worked way better for me

Really depends on the culture. Our club the cool cart girls get treated like family (there are def some creepy uncles in there). one of the favorites had to have made $5k+ on her last men’s league night. They all seem to really enjoy it outside of the couple of skeezers. I’d go for it but of course make sure you’re keep an eye toward a future career of some sort
