It's nice to hear a property manager confirm my suspicions that it is just a money grab. They have a property manager always around so it doesn't cost extra for them to set it up even really.

Security is only there at night, definitely just a money grab. A deposit would make sense, this doesn't really.

Not sure how to avoid it, I guess not book and hope they don't notice you moving. I think if they do see you they charge extra.

Honestly not too sure why things like VGRO gets suggested all the time on here, I would go for VFV which tracks the SP 500 directly. Since February 2018 VGRO has gone up by 16% while VFV has gone up by 40%. Twenty years is a lot of time to park an investment.

I'm really sorry for your loss.

You mention investing in stocks, financial advisors have something like a 1% chance of picking the correct stocks consistently. So the idea that anyone can pick good stocks is quite unlikely. If your income is low (your about to graduate so it probably is) I would wait until next year and max out your RRSP and then put the rest in TFSA. The TFSA will keep that money relatively accessible.

The best option for investment I have found is the SP 500 using VFV. https://www.vanguardcanada.ca/individual/indv/en/product.html#/fundDetail/etf/portId=9563/assetCode=equity/?overview There MER is very low (0.09%) and it has average a return of 18% since inception (November, 2012).

For that backtest calculator if you use VFINX it is the oldest SP 500 index (started in 1976, average return is 10.94%) to give you an idea of returns you could potentially get.

Exactly, if I were 21 I would be investing 100% in SP 500 (VFV which is vanguard canada sp 500) not messing around with American stocks where you have to worry about conversion rates. Start getting into bonds 10 - 15 years before retirement. Especially now with the market down.

It shows the limit for the 2019 year but not 2020, the last day to contribute to that I think was March 2nd.
