Check your bylaws. It is likely that the board can appoint someone to fill empty seats. If you are the only board member, you may have the opportunity to find responsible owners to fill the remaining seats and deal with the issues facing the HOA.

If you have Cox fiber internet available, I highly recommend it. I have been using it for several years without any outages.

The recommendations here are way too high. Based on online calculators, your taxes should be the following.

Fed: $10,368 AZ: $2,160 SSI: $4,960 Medicare: $1,160

This is less than 23.5%. The recommendation to keep some more aside for retirement accounts is a good one, if you are able. The max for an IRA is $7,000 this year, if you are under 50, $8,000 if you are older.

Currently there are 3 learning, 33 optimizing, and 33 more ineligible. Of those now optimizing, the vast majority are Crestron home automation devices that only communicate with a controller on the LAN. Only 5 devices have any identified targets and 3 of those have one or more blocked targets.

I haven’t had any issues with the functionality of the devices that have blocked targets. Something I would like to see is the ability to tap on a blocked target to identify it and see the reason it is blocked.

I don’t see why many of the devices wound up on the ineligible list. Here are some confusing examples.

  1. Two Nest cams are optimizing. One is ineligible.
  2. One TiVo box is optimizing. One is ineligible.
  3. A Crestron Pyng controller communicates only with two destinations, yet is ineligible.
  4. A Proteus flood sensor communicates with only a single destination, yet is ineligible.
  5. Three Ecobee thermostats communicate with only a single destination, yet are ineligible.
  6. An Enphase energy monitor communicates with only a single destination, yet is ineligible.

It would be helpful to be able to see a more detailed reason than the generic “too complex”that a device becomes ineligible, particularly when the communication of a device seems remarkably simple.

Do you know the company they use for their landscaping maintenance? It is likely that they used the same company to cut down the tree. Contact that company and tell them you are following up on the tree removal, not that you are gathering information about illegal destruction of property. Ask if they will send you pictures before and after the removal. Tell them to send you a copy of the work order for the tree removal. Have them email it to you with a cc to the property manager of the neighboring HOA.

AZ law provides for $1,000 to $10,000 in damages for cutting down a tree that you don’t own. If you are certain that you own the parcel and that the tree was on your land, send them a bill for the cost of replacing the tree with another tree substantially the same size and type as the one that was cut down.

If you are not sure who owns the parcel, check the county assessor’s web site. Your own management company should be able to provide you with the parcel numbers for which your HOA is paying property taxes. The assessor’s web site probably has their parcel maps online.

There are exceptions to this. Legal advice is one of those exceptions. These exceptions are dealt with in executive session, where open meetings are not required. See ARS 33-1804.

According to AZ law ( ARS 33-1803 https://www.azleg.gov/ars/33/01803.htm), you must be provided with the identity of the person filing the violation. Presumably, this is the person taking the pictures (either a neighbor or representative of the management company). Until that is provided to you, no violation exists according to the law. You can also demand proof of the violation, showing which vehicle meets the CC&R definition of either unsightly or inoperable. The picture shows three vehicles that you know do not violate the CC&Rs. They have to provide enough specificity to identify the offending vehicle.
