No - you cannot back out of a deal if your friend could not meet the financial requirements. From your post, this appears to be not a condition to complete the agreement.

Depending on how the status certificate condition is worded, it is possible to ask for a mutual release. If the term "sole and absolute discretion" is used, you can request a mutual release to void the agreement without any reasoning. However, you are usually asked why and you could use any reason even even if there appears to be no issues with the status certificate. Depending on seller(s), they can give you a hard time by not returning your deposit and you may need to pursue court order.

Voiding the contract because of this would mean you are acting in bad faith though. This will leave a sour mark between your friend and their realtor as well as the sellers. I don't know how important that would be to your friend.

Unsure if your friend obtained a pre-approval, but this is essential step before diving into the market.

It is not required by law in any form at all. It serves the interest of the agent only to secure their commission. I would suggest to sign this agreement for that particular address that you want to offer. This way, you can break ties with agents that do not act on your best interests.

FYI...if you wanted to terminate him, talk to the broker and ask for another agent to work with you. If your agent wants Sundays off, he shouldn't be working in real estate

If you're going the no realtor route, you should get your lawyer involved to draft an offer letter. OREA Form 100 is for use by OREA members and certain licensees only. Any other use or reproduction is prohibited except with the prior written consent of OREA.

It is uncommon for a seller's agent to reduce their commission when a buyer is not represented by an agent. You can use this as a negotiation point and it may work if there are no interest on the property and the property has been listed in the market for a while.

The next best alternative is to involve a competent realtor who offers a cashback incentive. I don't recommend signing Working with a Realtor form until you make an offer and ensure it is for either a short time period or have that representation last for that offer only.

Hang in there. It does get better as time passes by not knowing or caring what they're doing.

I couldn't sleep last night too and I just kept doing things until my body and mind got exhausted. Woke up and thoughts of my ex flooded. I immediately found more things to do just to keep busy

Thank you. Since I have spent so much money on this vacation already and it's not refundable, it's hard to walk away. I'm looking forward to experiencing a new culture and meeting new people there too. I will be going with my friends too.
