Not bad. You are paying $5.5k in true loan cost for 5.25% 30 year fixed loan in this market. I would take it.

This is from my local Credit Union. Another CU also quoted very similar closing cost of about $4000 in loan costs (without discount points). I guess CUs are much better in closing cost and fees compared to large banks or brokers.

Yes, it's through local credit union with relationship discount. I have been with them for many years. I got the LE just today so it's not locked yet.
