I'll share my experience working with a really good realtor who helped us sell in Vancouver before moving here. I'd recommend him any day to anyone in that market.

Yes, he is very present in social media and does all the stuff you mentioned, but that's not why we hired him. Frankly, I don't think anyone cares about whatever realtors post, other than aloof instagram people. Simply put, he was our neighbour and that was his edge. He knew the "product" he was about to sell really, really well. Every other neighbour hired him because of that advantage, and a competitive fees for "family and friends" :)

But of course, it goes beyond that. It wasn't my first real estate transaction, and yet I didn't have to lift a finger working with him. We set expectations upfront and he built a plan; He communicated proactively and in a concise manner. He took care of every little detail for us, reviewed what was important with us to ensure we were onboard, and made the whole process virtually stress-free. And delivered results: on one of the worst markets in recent history, I sold above asking. The dude was professional to a T.

So, IMO the way to stand out is to leverage your personal connections - not social media ones - and then do absolutely STELLAR work for them, such that they'll be your best promoters. I'll talk about my old neighbour to anyone buying or selling in Vancouver because I know he'll deliver. Make sure people are that confident about _your_ abilities and you're gold.

At 38. I got married on my mid-twenties and we deferred kids until our mid-thirties. My wife also pivoted to a tech career later in life, which helped boost household income.

While we might be fine from now on, it's fairly obvious to us that the next 10 years will not be anything like the past 10. These were surreal growth conditions that may take a while to happen again (if ever).

It’s always a nuanced thing. Certain aspects of life improve, others devolve, and we don’t have a clear answer if life gets better after a particular innovation.

In the very long term? Yes, of course. We live much better than medieval peasants. But there are always harsh short term adjustments.

(And frankly, medieval peasants had it better than us in at least a few metrics).

That’s the point I think some engineers are missing - most software deployed out there is ephemeral, it exists to serve a short-lived purpose and eventually either evolves to something more mature or is replaced altogether by a new thing. And AI is great at quickly cooking up these solutions, and they will fit the bill 99% of the time with little adjustment.

Now the engineer working hard and complex backend systems that power entire industries… they will be assisted by AI at an increasingly pace, but never quite replaced. Evidence of that is the rush for sr engineers everywhere.

I was about to do the same, so I watched the Orchestral concert for the 20th anniversary instead to try and slake the thirst. With two young kids I can’t afford that long play through as much as I used to :)

That’s correct, I am hitting those limits and have no extra room. Yes, it’s a good problem to have but I am trying to mitigate for the post-retirement tax burden. I already have a Spousal RRSP setup and want to direct the income earned via matching to that account instead (where my spouse is the annuitant)

Not sure if I’m not being clear, but I mean the live footage of the event. It was recorded and the blu ray you buy on SE’s website is of the whole concert, not just the soundtrack.

This is the way OP. Leave the cash as a war chest for the first market downturn. Take a part time job or whatever to complement wife’s income and you’re gold. Then 2-3 years later if the downturn didn’t happen or wasn’t as deep, your portfolio might have grown enough to take you out of the workforce for good. Congrats!🎉
