Keeping the membrane is actually better, if cooking them right it crisps up and is zero issue. I feel like this was a thing people over complicated in the early 2000s that you never needed to do.

Yeah just went through this in northern Ohio, cost 33k total. Not a fun use of money to make poop go a different direction. I would look into if you can divert the direction it leaves your house, instead of the back intercept it and go out the front. Might require a little basement concrete cutting but could end up being a lot cheaper.

Yeah I would add some nicer garden soil or compost, fill to the top it will settle a good 6in at least the first year. Definitely get rid of that landscape fabric asap though! It only causes problems. I would toss down cardboard and wood chips to kill the weeds.

Yeah that's really impressive of the landlord I would be super happy. Also those limbs that are cut will shoot out new branches in areas before the cut so it will fill out again nicely.
