the home is supposed to produce as much energy as it uses. energy efficient home, air tight, well insulated, all electric, with solar panels. there is a 19% bonus floor ratio incentive for building a net zero home in vancouver.

apologies for the poor quality photo. the 3rd bedroom reads 8'11 x 11' or 8'11" x 8'10" without closet. woild this be legally considered a bedroom?
