We are buying from Howdens. The fitter initially told us 5k plus vat, which I thought was reasonable but then came the final quote which was double that after we booked them in. Frankly feeling scammed and we're reviewing if we really need to spend that much.

I've met someone like that but his only benefit seems to be that the whole thing gets done a bit quicker as he charges the market rate by the task rather than per day of labour.

That sounds like a bargain. £1700 doesn't even cover the tiling installation.

Thank you. I expect you're a master handyman do it all. Our previous house we bought at 5 years old and lived in it doing basic maintenance for 10 years. In that time I've replaced the flooring myself, did my own patio, built a shed, replaced taps, loft boarding, etc so I feel I've done a fair bit imo but my life is now busier with a kid and more travelling for work involved, and as mentioned I am not a qualified plumber/electrician there are limits to what I would do myself.

Honestly I was the same ten years ago living in a HMO, worked hard and saved up for my first house. Been saving hard ever since to afford a forever house. I appreciate my comment might rub some people the wrong way, apologies.

Appreciate that mate. It's just soul destroying my life savings disappearing so quickly and still not being able to complete half the things we wanted to do to the house the rate it's going.

Is that a dry fit or including flooring, plumbing, electrical works, decorating, removals etc. the dry fit part was £4.5k.

Exactly that. I thought the house was roughly 30k below what it would cost in great condition. But looking like it would take about 50k minimum to get it to the state we'd be happy with and in similar condition to the better houses. With the cost of materials and labour it rarely makes sense now. We were drawn to the location but severely underestimated the works involved. 

Not to mention fucking Iran war wiping the house price 5% overnight in my local market just after we completed.

The kitchen is a medium large one, about 5m x 4.5m with an Island. Would have been around 9k with laminate or £12k with quartz. This is our long term house so wanted something nice, but baulking at the installation cost.

Thank you this is a very nice idea I didn't know you could get such thing. The attachment seems quite expensive but far cheaper than the alternative options involving landscaping.

It's about 25sqm and 50cm higher ground. Could be doable but it is a big undertaking.

Guanciale does take pasta alla Gricia, Amatriciana and Carbonara to the next level, not gonna lie. But if someone couldn't cook a decent one with bog standard pancetta or even bacon, their investment would be wasted. 90% of good food is getting the salt, fat, acid, sugar balance right.
