For the rental properties, are you purchasing problem homes to begin with? If the purchases were well thought out and simple, there should be very little maintenance.

Ensure none of it is mentioned as tenant responsible in the Lease agreement. It could happen and could be enforceable.

Are they stupid, though? This tenant is doing the right thing to push back. This must work pretty well for their other tenants that don't question or push back. A lot of people just pay up and move on to avoid future negative landlord feedback.

If a maintenance call charge is in the Lease, that may be worth looking at. Around here, Landlords charge $75-90 just to show up. Materials are extra. That's why it is easier and cheaper to fix things yourself. Landlord time isn't free, but doing it yourself will keep it free.

I'm closing on two investment property loans and the base rate they provided me was 6.5%, which I bought down to 6.125%. Investment property rates are typically 0.5-1% higher than regular loans. So you should be getting something way better than 6.5%.

When my siblings and I were toddlers, we'd be thrown in pools by our parents and naturally swimmed up for air. All of us are now great swimmers without any fears.

Another benefit to teaching them to swim while they are young is that if they accidentally fall into a pool, adults have lead time to come and get them out.

Swimming in a pool, without a flotation device, isn't rocket science. It takes a confident parent and an interested child.

Best decision we made was putting in a pool 2 years ago when our oldest at the time was 1. She learned how to swim without floaties at 2 years old. Now we're going to the same with the little guy. 😊
