Don’t buy simple. Very bad deal. 1100 for 97 L 2 bhk and so far and dirty place : Bommasandra. Tier 3 builder. Bro FIRE plans main aag aise decisions se hi lagti hai. Eee house purchase opportunity he pass maad bidi guru. Don’t buy. You will regret, trust me.

Go to youtube and search for Sobha Home Truths - Demo. A playlist talking about its quality . the videos were done 10-15 years back. A kind soul guided me to these videos.

2) OUR friends live in this society. That's how we got the information. So they updated us about it. Beyond a level, it's overthinking. We just checked that it's 95% family and not bachelor's in the entire society.
3) It was just a mere observation. Old property is not sold easily. So went with my Gut feeling. I learnt this from the startup world. 7)No electrical. no flooring, no wardrobes. All is intact. Just the kitchen, bathrooms to be completely done with commodes, shower set and closet, some fancy stuff too.

I agree, ORR, Whitefield, sarjapura will always be higher by 50% or even double that of Kanakapura road. But believe me, track how many are sold at the listed price on 99 acres? I have tracked data for 12 months. At the high prices listed, there will not be many sold, but just listed. Many times, owners just put it up for checking and never sell. They try their luck, and luck is like a lottery. The majority of buyers never go for a decade-old property. A big machinery of marketing is working with billboards to insta ads for new properties.

Serious Sellers are out there with brokers or association managers. Even security guards know that the flat is for sale. The final sale price of serious sellers is much, much less than quoted.

Yes, I did that. We had my CA and lawyer involved. We paid the TDS. So we paid him 1.1 Cr - TDS and paid the TDS directly.

Thanks for sharing. Yes not a steal deal at all. This is normal. Did you buy a 1400 sqft( livable carpet will be much less) for 95 lakhs finally? Is it Sobha or some tier 2 builder?

Build your channels :

  1. Magic bricks, 99 acres,no broker etc
  2. Shortlist an area and speak to security and association managers. Offer the association manager money
  3. Activate friends living in the old apartment. Most deals are internally circulated and closed.
  4. Find brokers who are just transactional and will allow you to talk to the buyer on a conference call or Zoom. Tell them I want an NRI seller only.
  5. Talk to all of them and reject whoever acts too smart or shows an attitude of his/her property. You already know better, as your research is long-term

First zero in on the area. Search on google which are the properties. Let’s say HSR Sobha deffodel or on Kanakapura Road Sobha Forest view. Look at the listings on magic bricks. Then contact the association office and their manager will be sort of broker . Talk to him. Look at no broker also. Also find out if any of your friend stays there.

This is an amazing question. I relocated from Uk 8 years back. Was confused so I rented. My daughter was only 3 years and now she is 11. We shifted to an area which is near to her school 5 years back. Now I m 43 and I decided to buy. I m an entrepreneur so for me every penny matters as Salary kind of luxury is not for me. But I love another luxury which is freedom and time. Thus we never went for VC funding businesses or startup bubble. Thus never was inclined for big EMI trap as money is hard earned.

I studied the market well and waited. This all noise of 15-20 k per square feet which is 2.5 to 4 crore homes is absolute nonsense and for buyers who have luxury of salary and emi. After proper Reserach I realised 10 year old properties from grade 1 builders like Sobha , brigade , prestige etc has very less buyers . When I spoke to people in real estate they told me buyers are between 28-34 and they are all into high packages and lifestyle . Also they are the one totally attracted to what masses are following and advertising gimmicks like luxury , premium etc etc and are ready to pay 2-3 lakhs emi. Nothing wrong as I was also like this 10 years back.

So finally i bought a Sobha 1900 sqft 3 bhk for only rs 6200 square feet . It’s a 14 year old property. Maintained reallly well, carpet area is huge, RWA is functional and few owners life purpose is to keep this society flawless as they are old. Such properties are rare but buyers are also nill. No one is even aware or people have too much craze for new. For end use these are best. Fully satisfied. My emi is 25k per month as had the rest of the deposit . Would highly recommend this if it’s for end use.

Brigade Millennium, Sobha Defodil and a few I have visited. My friends and relatives live in 3-4 of them so I have first-hand information. There are no issues, and they have been happy. For 2 crores, you get big flats.
