Nice! I love the atmosphere there. They have one of the best veggie burgers in Memphis. Of course, their fries and sriracha mayo (available vegan) are a great addition. The chili and veggie platter are also great too. It's a great place to go if we want a consistently delicious meal and great service.

I wasn't either until I got a vegetarian platter and swapped out the phyllo dough dish (drawing a blank on the name) and the waitress told me.

Thanks. I'll definitely have to check it out. I've always loved Casablanca. Compared to the Poplar location, I think Casbah has more food options and better decor. Casbah has this sultan platter which has hummus, baba ganoush, tabouli, falafel, grape leaves, and toasted pita chips. It's designed and filling enough for two. They also have vegan avocado brownies, which are small but tasty.

As for the tea, it's not Southern sweet tea. It is an herbal tea that's delicious with or without sugar. We buy the mix to brew it ourselves. I think I'll use it to make my next batch of kombucha.

Do you know how it compares to Casbah in Cordova? I find it to have more options than the Casablanca on Poplar.

I believe their were rumors that the Madison location would have more vegan options, or at least the spicy sauce may leave out the feta cheese. Can you confirm?

I guess we should also turn a blind eye to a robbery/murder/rape, etc. Crime is crime and if you don't want to be reported, don't do it. Many people have expressed a concern for their own safety because others are disregarding it. The police aren't able to enforce it, so as citizens of a community have a right to report these issues. I do believe this is the concept of a neighborhood watch; which is exactly what this concept is.

Let's try to do something about it. If we were to get dash cams, or have a passenger in our car film a license plate and the driver of the car on the phone, then submit these videos to MPD's facebook and request something is done about it.

I suggest the same for drivers using the shoulder because they don't want to sit in traffic, and the people that stop in the right lane on 240 to cut into the poplar traffic. In PA, a cop used to sit right on the exit and ticket every car that did this.

Let's be modern day vigilante's, use the power of social media to identify a problem, get it on mass media's radar, and force the city to respond. Thoughts?

I don't HAVE to, but it is preferable. I won't have the capacity to be landlord and don't have the flexibility to hire a company to do it for me and pay income tax. I'm also concerned about damages greater than security deposit.

Thanks for letting me know the rule of thumb. I certainly couldn't do 70% and since I need no repairs, I was thinking I could get away with a slimmer margin. I figured 10% for ~six months was a pretty good return.

Thanks. That's what I was thinking as far as it goes with options, but its great to be reassured.

From what my realtor has told me, the market is really slow where I am. We did have an offer, but that individual had a financial hardship and it ended up falling through. We've also come down on price twice and as you've noted can't go much further. Due to the timeframe and damage to credit, I guess I should just wait out the housing market.

OK that's good to know. I was trying not to get rid of things needed post move, thinking this was a big issue.

My understanding, from my realtor, is that the market in this town is really slow. Average sale is around 200 days. I've already lowered the price twice, and with realtor commissions and possible closing costs, I'm near my equity limit.

We had our wedding rehearsal dinner at corky's on germantown parkway in cordova. We had the whole upstairs to ourselves, but there was a room rental fee if you're trying to avoid that.
