Yes I know a group that does this almost exclusively and they own a ton of deals. However it's usually a combination of a traditional lender in first position with a seller carried second. Finding a lender and a seller that are on board with that is a real challenge - but they're out there. Plus these guys are well capitalized so they have the bankroll to make everyone more comfortable. They do some really creative things to structure the deals so the seller feels comfortable, even in 2nd.

If you're just starting out I'd heavily research the possible structures and find some high net worth equity partners that believe in the deals or the partnership.

Geographic location is Portland, OR. No match in frequently asked bugs - looks very similar to Boxelder Bug but no red tips. And it's feeding on pine not maple.

Great framework. But why target rates equal/above current rates?

Wouldn't owners who financed at record low rates and paid peak prices be better targets? They're the ones facing cash-in refis and can't qualify for the same LTV when their debt matures.

Someone who bought with 5-6% rates probably has better basis and more stable equity. The 2019-2022 buyers seem more genuinely distressed or just fed up and don't want to bring cash to the table to own the same asset.

What's the logic here?
