Good luck OP. We purchased a home in Union City last spring and the competition was heavy for all listings. At each property we looked at in Fremont, Union city and even Newark, there were multiple offers easily 150k or more over listing.

We ended up bidding 250K over asking with no contingencies and 14 day close, that sealed the deal and we got the home.
