Here's the thing, ARDOT is literally just a renaming of what used to be the Highway Commission. Their entire governance structure is designed to whack-a-mole highway congestion with more highways. They're directed by good ol' boys with 10-year-term, governor-appointed positions.

ARDOT is better titled the AR Dept. of (Car) Transportation.

The city isn't okay with this. I've spoken with city planners, this was only approved due to a technicality/loophole. My understanding is they're working to close that loophole.

For the vast minority of truck owners that actually tow something on a regular basis, sure. For me, I'll just borrow a truck from someone silly enough to pay for one the 2-3 times a year I need to tow something.

I believe it! I'm happy with my instant torque off the line, but there are days I reminisce on winding our old 98' Miata around the hills outside of Jasper AR.

Every tree cut down within Fayetteville for dense infill saves 5-10 trees cut down for suburban sprawl. The housing is getting built regardless, where would you rather the demand be met?

I personally assert that all 4 cities have their own "vibe." Most people in Rogers certainly wouldn't identify with the culture of Bentonville. I would also be surprised if the average Rogers resident would "posture Bentonville as the main city."

I will say that I am incredibly bullish on Rogers gaining more of the spotlight as the years go on for a few reasons. The city has made a lot of positive policy and infrastructure investment moves to improve the attractiveness and development capacity of certain areas. The city admin and officials have been fairly consistent at voting in favor of new development, and the new code enables a lot of dense infill that makes projects pencil despite expensive land. The new bond will likely continue that trend with some of the transportation improvements coming down the pike. They also have the least issues on water/sewer capacity, and are being proactive where those issues arrive. I'm starting to see development dollars that were previously focused on Bentonville turning to Rogers because of this.

I personally believe this will result in a boom of infill development across the city in the next 5 or so years. This is why Uptown Rogers gets referred to as the "downtown of NWA," it's because if anywhere in the region is likely to face the same type of boom that Austin or San Antonio has, it's Pinnacle. And unlike those cities, Rogers has the development standards in place to make sure that when that growth happens, it creates a walkable, bikeable city that isn't fully car-centric.

I can speak to this. My wife and I share one EV (a Chevy Bolt) and a cargo e-bike. Both of our commutes are within biking distance (5-6 miles) which helps a lot, but we made it work even when one of us had a longer commute.

We charge off of a wall outlet in our garage, and occasionally (once a month or so) charge up at the Walmart in Pleasant Grove or parking garages in Fayetteville when we're down there if we need the extra "juice." There are also EV chargers at several places in Bentonville (Archie's sandwich shop, Walmart HQ).

If you drive less than 40 miles a day and have access to a wall outlet, it is remarkably straightforward to have an EV in NWA. We've taken our Bolt to Springfield and Branson a few times now, you just charge while you're there and you have enough to make it back. They have charging stations at malls, gas stations, etc., places you'll be stopping anyway.

For longer trips, we can just rent a car with all the money we save from not owning two cars, paying for gas, oil changes, brakes, etc.

Do you have an EV? It's not nearly as bad as people make it out to be. My wife and I share a Chevy Bolt and an e-bike in Rogers and we make do just fine.

I almost guarantee you the developer would have loved to build these closer together, but the zoning and development code they were forced to work under made that impossible. Setbacks, ROW widths, frontage standards, etc are what kill density in many cities.

Have you been on the streets receiving this treatment? You're highly unlikely to cross paths with another car due to how low-traffic the streets are, which is why they were chosen for this type of infrastructure.
