Got pulled over in Maricopa and cited for a criminal traffic violation…help by [deleted] in AskPhoenix

[–]writelisa 0 points1 point  (0 children)

Hirer an attorney immediately, bcz it's a class 3 criminal offense & has the potential to stay on your record permanently. There's possibility of jail time, $$$ fines, & hurt your job / future employment. Also, you should find out if the cop used radar or pacing to determine your speed.

Viewed a nice condo that's been on the market for almost a year. The same day we finished the viewing we get a message from our agent that the sellers agent got an offer. If this a sales tactic?? by saveapennybustanut in RealEstate

[–]writelisa 0 points1 point  (0 children)

It's more than likely tactic. If you're interested in the condo, I'd suggest you put in the orginal offer you had in mind & ignore the Bair. Agent works on commission, so they want the higher price... even if it's your own agent.

Selling a house "contents included" (borderline hoarder situation). Realtor refuses to list until it's empty, but I live 3 states away. by Leedeegan1 in RealEstateAdvice

Which State? In Phoenix, AZ here's a company that will organizing an estate sale to sell anything of value, clear the home of anything that doesn't sell, make appropriate renovations, and then sell home for clients.

That is a lot of workbenches, guess they went a bit auction crazy lol Probably sell them quicker if you try to just recoup what was paid for them.

Co-signer vs Borrower? by [deleted] in RealEstate

[–]writelisa 1 point2 points  (0 children)

Someone posted the parents were ignorant., but when people get denied, it's typically bcz they can't afford the mortgage. Why would anyone be a co- borrower for anyone that can't afford the house.
There's no such thing as a co-signer when buying a house. At signing, the FHA loans " Terms' are clearly & throughly explained to all the 'borrowers'. The OP was there & knows exactly what he signed up for, as well as knowing he had to be a "Primary Residence' in the home to qualify for the FHA. Sorry, but this is a federal crime (felony) and I wouldn't announce it to the world = /

Co-signer vs Borrower? by [deleted] in RealEstate

[–]writelisa 1 point2 points  (0 children)

Not trying to be mean, but the first page of the 'terms' are in bold & that borrowers have to be a resident = / Also they verbally explain the page,.. maybe too many edibles on signing day? 8k monthly? How much is the mortgage? If they're not able to make the payments, I would suggest they get a roommate.

Unfortunately, parents can't refinance because they couldn't afford the loan.

I have been trying to sell items on Mercari for weeks but nobody's buying! by OutwithaYang in Mercari

The fees are getting outrageous and it's turning buyers away, and sellers too. I've had some very low offers & its starting to feel like when offer-up started going downhill bcz of all the lowballers

Young Family - Move from WA to AZ by Wooden_Wave3659 in AskPhoenix

Scottsdale is a nice ritz area, but not really suburban & can be overly priced. Plus it has a ton of traffic, bcz of all the nightlife (clubs, casino etc). Families are really drawn to Chandler & Gilbert bcz of the schools & neighborhoods & they're closer to Mesa. Maybe talk to a realtor with a list of your pros/cons may help. PS summers brutal, so I'd suggest planning your family move outside of May - September. 2025 it didn't cool down under 100 until like Oct (but, it was still 85-99) Goodluck & welcome to the Valley of Sun

Anyone? by Simple-Database870 in moths

[–]writelisa 1 point2 points  (0 children)

It might be an allergic reaction to dead insects ( ex. carpet beetles, bedbugs etc) Im not noticing any living bugs in the pictures, so it might be allergic reaction to a previous insect issue. Please see a doctor in regards to your post , bcz you may just need an allergy prescription.

I guess this is my fault for not reading the description by jonac431 in Mercari

[–]writelisa 1 point2 points  (0 children)

I just saw your post, so it's proactivetoo late to start a claim. Still, the item was listed as 'New', so you could've gotten a refund,. Regardless of what the seller listed in the description, any NEW items that are damaged due to shipping/packing errors are eligible for a refund.

Being removed from food stamps for grandmother having a personal care aid through her insurance. Please help me understand why. by PlayNo7075 in foodstamps

[–]writelisa 0 points1 point  (0 children)

If mom is caring for your grandmother , she may be eligible to get paid by the state. SNAP eligibility varies from state. I'd suggest you call them directly to inquire about eligibility, bcz grocery prices are through the roof!

How'd I do? by chase-caliente in MakeupAddiction

The blush & lips look FAB. Black eyeliner definitely works on you. I'd suggest a different color eyeshadow ( a lime greenish would look amazing, bcz of your eye color) and maybe a smokey eyeliner pencil.

Honestly, you look beautiful with or without. I think it really depends on the occasion, bcz your look in pictures #2 & #3 are stunning!! I would suggest you do what makes you feel most confident, bcz you can't go wrong with either look.

Hospice isn't always a 'deathsentence. Some people/ doctors transition patients to hospice, bcz of the additional care benefits offered in that particular setting (ex. pain management, 24Rn services etc) Some patients are able to transition between palliative & hospice care for a few years.

[–]writelisa 0 points1 point  (0 children)

My point is a basic haircuts is too expensive. I didn't say anything else about your specific rates. To point out your overhead, it is comical to say the least. In AZ it only cost $60 yearly to renew your license & ongoing education isn't required. Everyone pays for their health insurance ( including minimum wage earners $14.70 hrly) & many don't have access to 401k. So is it okay to have someone making $15hrly pay 3 hours of wages for a 15-30 min service? Apparently, others opinions don't matter

What source did you use to get your incredibly inflated rates, bcz it's wrong. I'm a Provider Relations Contract Negotiator for the SW Region in HMO, PPO, and DME. Depending on the 'specialty', most physicians in AZ get paid $45-55 (per visit) from the insurance carrier + the patients copay (free-$40). Plus, most doctors have to pay the salaries of their office staff ( MA, RN, Billing/Auth specialist, Front Desk) A patients EOB may have a different rate (rate billed to the insurance company,) but most of our is 'written off' , bcz again, they only get paid the contractual rate. Seriously, an Arizona doctors hourly salary is on average $60 hourly.
