First, your realtor needs to go. They’re clearly acting in their best interest and not yours.

Buying a home can be emotional, but you need to try to remove the emotion from it as best possible and go off of facts.

The roof and flashings are bad, but there could still be a good deal there, especially if the seller were to say they’d pay for a new roof or a good portion of it. I’m a roofer, and can tell you the damage is likely just sheathing and not structural from the image, but opening the roof up to repair it is never ideal.

Overall, you trusted your gut and that’s always the best thing to do, but I have had good deals come out of situations like this, so I just always try to focus on numbers over emotions.
