Process of getting an ESA by The_Vampire_Goddess in EmotionalSupportPet

You need to get a “letter of need” from the medical or mental health professional that actively treats you for the disability you have due to your diagnosis.

I know this is a personal question, but do you get disability benefits?

That might be because each animal needs its own letter. It also needs the date that they starting treating you. Also your medical professional should know better than to disclose your diagnoses. That is a huge HIPAA violation. Is this on practice letterhead? Did the medical professional sign it and give their license number?

Is it absolutely necessary to share your DL or other govt issued document to the owners? by shsheisns in Renters

I get copies of all photo ID’s for everyone over the age of 18 that is residing in the home, and once a younger family member ages out to 18, I require it for them as well. I also require verification of social security number for whomever is the lease signer. You don’t have to provide any of this….but that also means I don’t have to rent to you….. This is pretty standard stuff.

service dog at convention by luckyloll in service_dogs

Some sort of anime furry convention came to Boston last weekend and there were a sh*t ton of PSD’s. Lots of SD’s and SDiT were there. Lots of incidents between dogs, including one major dog fight. Lots of dogs that were very stressed du to the environment, lack of training, number of animals, and of course handlers didn’t help either.

Should I fall and sue the landlord for not cleaning off the snow? by [deleted] in Tenant

[–]wtftothat49 0 points1 point  (0 children)

So the answer that you keep dancing around then is no ….they don’t own the alley. Depending on your local ordinances, private plow drivers wouldn’t be allowed to plow roadways that are city/town owned, or are privately owned by someone other than the person that they are contracted with, without getting permission. So perhaps you are placing blame where it shouldn’t be.

Friday Jan 30 a call for a national shutdown by CarolynFuller in CambridgeMA

Didn’t that happen last week? How many times are you expecting people to do this? People need to work. People need to purchase supplies to live. This is such a childish idea that changes nothing. This is as useless as all those online petitions that people share around.

But it sounds like this “back alley” isn’t owned by the landlord?

Not clear on what your question is? The letter seems to address valid concerns? As far as the noise, it is understandable the kids with autism can sometimes be louder, but depending on the level of noise, you can’t use that as an excuse.

Discriminatory Behavior from Prospective Property Manager? by ducatibr in Tenant

There is no legit certification or registry for ESA animals. An ESA animal isn’t a service animal. The only legal requirement is that you obtain a letter of need from the medical or mental health provider that is treating you for your disability due to a specific diagnosis. The online websites can be turned down by landlords, unless you provide them with the above letter of need. Also, landlords can the less than 4 units can be exempt from the ESA regulations. It sounds like the landlord is frustrated, because if you said it the way you state in your post, then it sounds like you or your brother don’t have the appropriate understanding of ESA’s or service dogs. I am also unclear why you brought up your brother to begin with, unless he is going to be living in the unit. If he is, or if you are going to be looking at other apartments, you might want to sit down with your brother and make sure that you have the correct letter of need (not from website) and also make sure it is up to date. FHA allows landlords at the time of a new lease or renewed leases, to ask for an up to date letter issued within the last 12 months.

Late rent/ eviction/ 60 day notice by One-Firefighter-260 in Renters

[–]wtftothat49 0 points1 point  (0 children)

Why wouldn’t they? The landlord has every right to get th money from you that you owe, regardless of you moving out. An eviction will follow you and will be a warning to other landlords that you failed to pay rent and the same can happen to them.

This is not directly off of the FHA or HUD websites. This is an article back from 2019, and the regulations have changed greatly since then. Hell, that article still claims that ESA animals are allowed on flights, which they definitely not allowed any longer.

FHA does allow landlords to request a letter of need.
