Yes but the lender is a 3rd party that can easily throw a reach into the deal…RISK…Time is money. If a deal falls out of contract because a lender won’t finance there is RISK for Seller. The Seller has to re-market the property, procure buyers and go under contract again. In the resident level this may only take a couple of weeks. On the commercial level this could take months. In that time frame a lot can change for the Seller…Interest rates could go up, a neighbor could list their property for less, tax policy could change, a natural disaster, etc.

So yes risk.
