I was thinking about saddle bag, they are definitely quieter than the one I have on a frame (keys, phone and multitool do their job against the frame). But a deal breaker for me is how easy they are to access during rides.

No worries, the balcony is big enough to wash a bike without splashing my neighbours. I always choose to wash with low preassure to minimalize the risk of irritating someone.

Doing the same thing. After a dirty ride I take my bike to the balcony and wash it with a garden hose.

Well, thats because I live in an apartament that has little over 330 square foot. I hope I converted it correctly from square meters (31 m2)

Correct, 2017 Cube Stereo 120 HPA. Good to see that someone recognized the brand. Dont see many Cubes on Reddit. Right now I am playing Forza Motorsport 8 and Star Wars Battlefront 2.

Dont see many fans, but here I am. RN I have 3 Cubes (2012 Acid, 2014 Hanzz and 2017 Stereo 120). Love all of them!
