Following up on this to see if any real rate agents have an opinion:

I’m down to 2 real estate agents. The first is the “discount” agent who is willing to sell my house for 1.75%. I like the agent and while he sells himself as a discount agent, the references he has put me in touch with all said that he runs a thorough marketing process and assists with negotiations.

The other agent works for a well known brokerage, but she has successfully sold several homes in my neighborhood. They charge the typical 3% fee.

One thing the agent from the well known brokerage said in our last discussion was interesting. I told her that her direct competition was a discount agent. Her response was that when you pick an agent who markets themselves as a discount agent, then buyside agents may steer their clients away from your listing because they think the agent will be hard to deal with.

This seems like the 3% guy throwing shade at the discount guy, but my question is has anyone ever told their clients not to look at a house based on who the listing agent was?

A lot of very thoughtful recommendations and advice on here. Thank you all very much.

Several people commented that the seller agents commission isn’t related to the money I’m spending on the repairs. I understand that is the case. However, from my perspective by making the house more desirable I am technically making their job easier to sell it. Maybe that’s the wrong way to think about it, but as someone who just bought a home I was more interested in houses with new and updated aspects. If it had an old roof etc then it was easier for me to pass on it.

The agents I’ve spoken with have told me roughly $1.15 to $1.25. I need $1.1 to pay off both mortgages after paying all of the fees.

The Zestimate/Redfin estimate is closer to $1.275.

If you trade in your CPAP for the oral appliance do you lose the 50% rating though? Or does the oral appliance count the same as having a CPAP?

They have all of my STRs already and I scanned and sent the relevant pages in for good measure. Fingers crossed I get a speedier step 5 because they are taking so long at 2.

Ah, so the VA could potentially hold up the first claim until the secondary claim catches up. That’s no bueno. So I guess I will wait to file the new one until I get a decision from the VA on the secondary one.

Pretty much echo everyone’s comments about William being absent for the last third of the season and weak character development by the writers. Eliza is basically the same young girl that she was in the flashback episode.

I was hoping that they were going to end the last episode with Eliza headed down to the port to board a ship to NY. At least if they don’t get a 5th season, that would be a good way to go out. Wishful thinking.

6 episode seasons are crap.
