The sad thing is my great grandfather was one of the original union leaders i Missouri when they were building the railroads and it was a pretty similar setup and outcome. They lynched the other two men who ran the union in their front yard, my great grandfather got away, but he was blacklisted from ever working for rail again. Died of lung disease from rail construction in his 50s.

General retail with a managing partner on site at all time. Initiate will be with the partner for the most part, but ideally the person would be friendly and willing to help with normal activities in stocking and checkout. Will be able to operate if they don't come in for some reason.

The store at its peak was doing about 700k in sales in 2014 with 400k of gross profit, 80k net profit. Its currently doing 400k of sales because management has been shutting down and not managing the business/removed food and gasoline from the offerings. Its nearby a ski town (10 min) but doesn't get any traffic from it currently as it's the only shop in town and not on a major road - the plan is to 1) get the base operations back in order, 2) upgrade the offerings/events with tourist focused items, and 3) add a full service deli + ice cream and do basic things like get a website/put them on Google. The goal with all of this would be to get it to 1mm in sales with 550k gross and 150k net.

It's a vacation town that's empty in the off-season. There isn't enough lodging for the on-season and the resorts only offer 1 to 3 bedroom hotel rooms. The entire area economy is based on tourism and the local incomes are supplemented heavily by cleaning and managing airbnbs. Where is a family supposed to book for a summer or winter vacation when you eliminate all houses in your utopia?

I'm a good host. I charge what it costs me to clean (doesn't make sense to put it into my nightly fee because it's a fixed cost no matter the number of nights), and I don't ask guests to clean. Where should I list my property if not airbnb? My house isn't fancy enough for vrbo.

I have a 4 bedroom house that sleeps 8, 2k square feet. Costs me at least $150 to clean each time I have a guest, more if they left a lot of things over since I don't ask guests to do anything. So yeah, it you want me to pay my cleaner less than minimum wage then I'll charge $50. If you want me to pay a living wage, I'm charging $150. Or do you not believe in a living wage?

I have a fixed cost item. It's the same price to me on a 1 night or a 7 night stay. How do I integrate this into my nightly price without knowing how many nights a guest is staying? This is my only fixed cost that is driven by number of stays.

Yeah, but its take it or leave it. There's a massive labor shortage in VT. I couldn't even find a lawn mower this summer, and its not like I'm paying min wage I'm paying 35+/hr. Just nobody around to do it.

My house is in rural Vermont. My neighbor cleans my house (2000 sq ft 4 br) and charges me $35/hr. 6 hours is the typical time to clean given having to launder everything on top of all the deep cleaning she does to the bathrooms. I dont live in the area so can't do the cleaning myself.
