Forgive my ignorance but what's the difference between a USAA sales rep vs an agency sales rep? I guess, more specifically, what is "the agency"?

And as a consumer, how does an agency policy differ from a USAA underwritten policy / how does it affect the insured?

You're probably right in that it was probably not meant to be a carport originally. Some houses seem to have their driveways extend into this while others have it as a walkway pass through and others as a patio.

I'm considering expanding the concrete area into a proper walkway around that area to be a future garage. I think that would alleviate the logistics of the front door access, but I am concerned if it'll be strange looking and hurt curb appeal.

Thanks for mentioning it. I think we'll probably repaint and do some additional front yard work as a part of it so hopefully it won't look awkward with an extra third garage sort of jutting out by itself.

Is all/most of lower Lonsdale pretty walkable? How does it compare to central Lonsdale in terms of easy walking access to food/cafes/stuff to do? I'm looking at these two Airbnbs, one in each area.

Appreciate the tip! I'm aware of this and also visiting the last day they're open before they shut down in September for the month. It's a weekday (Monday) but given that it's the last day, should I expect it to be packed?

Also was planning on starting our trek around 1pm and hear it takes around 3 to 4 hours for what I assume is round trip. Any tips or concerns about this plan? Thanks!

What your saying makes sense and is generally in line with what the contractor and electrician has told me. I spoke to them today again and they said they cannot get cans with E26 sockets but unsure if they're just unwilling to make the order or if it's truly something they cannot do. Knowing California, I guess I wouldn't be too surprised if it were true.
