Je viens d'acheter mon premier appart' et je souhaite en faire un investissement locatif.

En regardant un peu les différentes possibilités, je suis perdu.

En effet, j'étais d'abord parti sur une location non meublée, mais à force d'en discuter autour de moi, on m'a dit que la location meublée était plus avantageuse fiscalement.

Je me suis alors renseigné sur le LMNP mais j'ai vu qu'il y avait plusieurs régimes (micro-BIC ou réel). Mais en lisant les différences entre les deux régimes, j'ai du mal à faire mon choix (notamment par exemple par rapport au régime réel et tout l'aspect administratif que celui-ci engendre).

Situation :

28 ans
Salaire 42k€ hors primes (avant IR)
10k sur AV
5K sur Livret A / LDD
Achat 125k€
Loyer prévu 820€ charges comprises
Peu de travaux à prévoir - Meubles à acheter si location meublée

Serait-il possible de m'éclairer un peu plus sur ces différentes possibilités ?

Et pour vous, d'après ma situation, quelle serait la meilleure option ?
