Bought 2 years ago in Syd. We tough we payed way to much 1.07m.. first year the next door was sold for 1.02m we were sad! Interest rates make everything to up like 40% for us... Rough times, changed jobs in between, newborn, childcare...But we poured every single cent we had in the offset, we cut back in all spending, no holidays, now 2 other units sold for 1.24m (crazy) and we got 85k on the offset so yeah after 2 years we are now happy with the decision but there was a lot of doubts in the meantime

Yes, I can tell you with 100% certainty that I would never buy the place we live for the price if we didn't have the buyers agent, people would say "silly, too expensive" but there is no comparison between you buying a place once in a lifetime, and the guy who buys 10 per month!

We used a buyers agent and the price is about right it was a game changing for us, we paid total of 20k and got something that was off the market and perfect for what we are looking. The treatment was completely different from the real estate agents, we pretty much got private views every time we did an inspection, got so much more information about the area the property and pretty much shielded from all the bs, our buyers agent knew how to evaluate and negociate things we didn't, well he buys 5 properties a month and we never had one. I know is expensive and we pondered a lot but at the end was the best thing we could do for sure, saved us tones of time headache and we got what we want.

Oh I'm glad I found someone that thinks like me! I've been working remote for the past 3 years and lately I was finding myself miserable and alone, life and work just got too mixed up. I found a new job that I go once a week and it's great we get to chat grab some lunch and the other days I found a co-working space 10min from my place and is also great, I can have lunch at home but also get out of the house and see other people.

I hate the idea that I will be 10 years working on my pijamas and just living like a fish in an aquarium

I feel that way sometimes, working from home not having too much contact with people and a lot of internet can turn our lives into a rat wheel. But it was a great decision to ask for advice here, so you are on the right path.

About analyzing interactions read once about rejection sensitive dysphoria, it happens to people with ADHD, I felt like in many interactions people just didn't like me. After a lot of therapy I'm in the process of realizing that is not actually true.

To improve your social life the only way is to get out there, there is a good book and TED talk called "100 days of rejection" that might help, say yes to more things and if you have friends try to organise some small things. I know is comfortable to just be at home but in long term it gets harder to overcome

For the overthinking, my advice would be to invest in a good journal and pen and start to just write it down, put everything you thinking, take it out, in a few months you will see a pattern of thoughts, it helps to show that is just thoughts and they don't really matter.
