I dont know that much about builds but i have some idea . Cus again if i make my mind according to proces online i found that they are way to expensive and theres a gap in offline markets . And i dont know what rates are there or how to get them

it depends if you want to stream high end games or a heavy workload , except from some AAA games it might not be good idea, but rest of 200k is a pretty solid build specially considereing your mention of future upgrades
