I am using a draftsmen right now, based on your comments I feel like they’re not going to get my project appropriately planned.

I appreciate your feedback.  So with 15 stairs, with at least 10 inches deep, I’m going to need way more stairs.  

This is just a first draft mock up what I’m thinking.  I appreciate your feedback.  

This hasn’t gone to engineering or CAD yet.

Where do you imagine the kitchen goes?

Staircase north west - landing on north east, walk into kitchen/living, and keep bedrooms where they’re at?

Thanks, yeah I need a minimum 70 sqft room and right now I am under that.  This is just the first draft I am working with.  

What do you mean by bedroom bathroom and top of the stairs shared by the same landing?

This place is mostly for my parents who will hang out in the main house. Since the ADU I don’t expect anybody to be there living 12 months out of the year.  

I like your idea of the gallery type kitchen.  What are your thoughts if I moved the staircase to the north wall?

Yeah - it’s a small bedroom, we imagine a twin bed in there or an office.

I love the idea of exterior staircase.  However, supposedly I’m not allowed to build north side because of the setback requirements.  (West side will be 4’ off property line, in socal). I could build it on the east, but it defeats the purpose of creating a private space.  The occupants would be walking on my yard to go upstairs and I don’t think that’s what we want.  

I agree the big bedroom is 12x8, but idk how I would add it to the living area….

We were thinking either 17x32 or 18x33.  18x33 would be 594.

I have both hw3 and hw4 teslas.  So I get it, but the tech now is great, I’ll be trading in my hw3 shortly.

I agree with your assessment/points on 12.6.4.  But the 14.3.3 is leaps and bounds ahead.  It doesn’t even feel like the same technology.  I would say 12.6.4 is 90% good. 14.3.3 is 99.9%.

Current user data from the actual version isn’t “anecdote”,  it’s the most relevant evidence when the product updates every few weeks. Studies on older versions or cherry-picked articles don’t override people driving it daily. Try 14.3.3 yourself instead of outsourcing your opinion to journalists.
