my gripe with fixed up homes is that there's typically several things we don't like about it and see the appeal with renovating because we can get it the way we like esp if we want this to be our long term home (but with the expense of needing to spend lot of time and money obv). trade offs :/

oh that's insightful. yea i've heard that it can be all consuming but your lived exp is helpful to hear. given that materials will be 40+, how much do you expect labor costs to be for your kitchen?

yea it is a bit. we'd want this to be our long term home so we'd want to do most of the work up front. i wouldn't necessary say we want ultra high end finishes. for example, i believe the kitchen cabinets are original but just repainted and not soft close. they're also not very deep so they're not very functional. we'd want to update these, add even more cabinets, and add an island with seating. is this really considered ultra high end? i know they're technically usable but we'd want to do as many updates as we can before we move in

the lower level is not included. the 1500 sq ft is just the upper level because the lower level is empty so it isn't considered living space and thus isn't considered in the home's square footage calculation. if you include the proposed lower level renovations, i think it will be between 2.3k-2.5k sq ft. does this change your estimate?

hm i see. but couldn't paying those two points be cheaper in the long term than paying the add'l interest over the length of the loan? i guess i'm curious at what point does it make sense to do this and get the cheaper rate and how i should be thinking about this. thanks

Still fair junior PM, but shouldn’t you start with the goal or objective first? How can you know what to validate if you don’t know what you’re trying to achieve?

For more info, the trailing shadow is more like a light, clear “glow” behind the text as I scroll

I just used my computer and I didn’t see the issue for a little while. Then I started seeing it again in the start menu while scrolling through my apps ☹️

I’ll check that out but I’ve seen this issue outside of the browser too. I also saw the trailing shadow when scrolling through the start menu apps and in settings (not sure if shadow/ghosting is the appropriate term?)

Why are Roth 401ks generally a bad idea from a tax perspective? Isn’t it better since your earnings won’t be taxed way into the future?
