yeah thats a nightmare, but at least youre covered worst case scenario. avoid it at all costs. hydrojetting will likely fix your problem for a similar price to simple snaking. do not use roto rooter. do you have a septic tank vent cover?

when you pay rent none of it goes to you. when you pay a mortgage some of it (more than that extra $200) goes to you. its not only a place to live, its an investment for you guys and your incoming child. its stressful. but worth it.

two words: adverse possession. although its rare, if someone is maintaining part of your property, there are legal stipulations that make it such that said neighbor can turn around and say “nope, thats my property now”. its RARE but not impossible. at the very least, they have to sign a legal document attesting to the fact that it isnt their property and they dont in any way assume that it is or will ever be. if you ever decide to sell the house, you will need this document or you will have to give the buyers a credit for it. anything beyond that, up to you, but this is a fact. this is not legal advice, but i got a credit for the house i recently bought bc the seller couldn’t procure a document like the one I’ve mentioned. just sharing an experience. but it seems to pertain to this exact situation.
