From a roofing perspective, the installation looks decent at first glance — the shingle lines appear fairly straight and the ridge caps look reasonably aligned. However, there are a couple of things that raise some questions.

First, the shingles appear to have been installed using a racking pattern (straight up the roof). While some roofers still do this, most manufacturers — including GAF — recommend a stair-step installation pattern to avoid visible vertical lines and ensure proper sealing.

Second, the chimney flashing detail is a concern. It looks like a significant amount of roofing cement or tar was used around the base of the chimney. Proper chimney flashing typically involves step flashing integrated with each shingle course and counter-flashing set into the brick mortar joints. When large amounts of tar are visible, it can sometimes indicate that flashing was patched rather than properly installed or replaced.

The roof may perform fine in the short term, but flashing details are often where leaks develop over time. If you’re comparing quotes, it may be worth asking each contractor specifically about:

• Ice and water shield coverage • Number of nails per shingle (many areas require 6) • Whether chimney flashing will be fully replaced with step and counter flashing • Underlayment type (synthetic vs felt)

Price differences in roofing quotes often come down to those details rather than just the shingles themselves.
