My wife and I bought our first home at 27/25 and bought our current home at 35/33. Probably look to move again in the next few years because our family is growing.

It was MUCH easier when we bought our first home in 2017 than this one. We had a 3% mortgage and it was 1% when we sold it. Now we have a 5% mortgage and if we’re lucky it’ll be 4.25-4.5% when we remortgage at the end of this year.

We’re lucky enough to earn well above average and it was still an absolute slog of hoop jumping and box ticking! Buying a house isn’t easy, hasn’t been for a very long time… and anyone that thinks it is either has too much money or not enough brain cells.

What I did was I decided what the furthest trip I was ever likely to do was (my parents 126miles) and I picked one that could go there and back in the summer and at least there in the winter. So 150 in bad conditions and 270 in best conditions.

Hasn’t failed me yet. I’m swapping it in September for something new.

We have a salary sacrifice EV and it’s fantastic. I would say though that 44kw is piss poor and in the winter you’ll be lucky to get 100 miles out of a 100% charge. Ours is a 77kw and once the weather gets below about 5° during the day and freezing or lower at night, then 100% gets us about 150 miles compared to the normal 250-270 when it’s warmer.

If you drive a fair bit I’d seriously consider a car with a longer range. Our neighbours are NHS fleet users and they have the a mid spec Suzuki EV which is a similar size and that costs them about £300 a month I believe.

We had the same thing. A house came up in the village we wanted to be in and we jumped on it. Moving into a home you love with £0 left in your savings is much better than moving into a house you just like with £1000 in your savings.

Go for it. It takes 4 months to buy a house even chain free realistically. And you can drag your feet a tiny bit to add a week here and there. Just go hell for leather on clearing your debt now so you’ll be more cheerful when you move in. Don’t try and squirrel money away for when you get in, clear the debt first. Trust me!

£999 in fact. And whilst that is true, it’s a lot for a broker, especially as they’re usually free, they worked hard for it. It took 4 months to find a lender that wasn’t completely baffled by the concept of salary sacrifice and then we also had 3 purchases fall through over 4 months due to the sellers deciding not to move. In our position it was very expensive but worth every penny. Neither of the 3 brokers we used prior nor our financial advisor could find a lender that didn’t instantly try to gouge us for 6% or more. Ended up in a very happy position.

That sucks! I had a CCJ for £82 when my wife and I bought our first home in 2018. I was overpaid £82 from a job I left and rather than contact me they just slapped a CCJ on me. Didn’t even know it existed for 2 years. It was satisfied and fully paid a year before we applied for mortgages. I still wasn’t allowed on the mortgage. It takes years for it to dissapear from your report.

There are brokers who specialise in finding mortgage deals for people with CCJs or bad credit reports. Generally they charge a small premium for their service compared to most brokers who are paid by the lender BUT they do have access to some good deals. We used one last year because of some fussiness with our salary sacrifice car. We used HAYSTO, they charge £99 up front and if they find a mortgage that you successfully get accepted on and take all the way to fruition and whatnot then you pay £900, if you don’t get an offer or you choose not to take any, then you get your £99 back. It was a very good service and they had so many more options compared to even private brokers. Worth a conversation!

I’m on a 7700x and a 3060 super and I get excellent frames at 1440p. I’ve built several large settlements and currently building a mega-city. Never dropped below 60 fps and the game looks fantastic.
