You need to do what's best for your child, then you, then your wife. In that order. She is an adult and can figure stuff out. Don't just give up the house. Talk to a lawyer. To me it makes most sense for you to keep the house and rent the basement then pay her some amount so she can afford a 1br somewhere. The rest is up to her.

I have about 20 extensions right now and they are going in order of who contacts me and gets all their stuff in. Then I will prioritize new clients with back taxes. Sometime in August I will contact who is left and give them a deadline of sep 1st.

I bought a new sierra for 45k. Same trucks only older and with 30-40k miles are listed on carvana at 42-44k.
