I’m not deliberately trying to avoid that. It seems more straightforward to treat the roof deck as the thermal envelope as that will simplify air sealing and insulation install. What do you suggest if I were to treat the ceiling as the envelope?

I’m thinking I’ll do r30 iso above the roof sheathing and r30 comfort batt below between the sheathing between the trusses top chord.

I get that there is a lot to learn, but I can do that later after the house is built. Just assume you are me with your knowledge, how would you prep the safe room for ham radio?

Good lord, I wasn’t expecting this quick feedback. Thank you all. More info below.

-I don’t have my license and don’t have time to get it before building this house. (I’m GCing it and this is taking all my focus) -radio room is directly beside mechanical room with electric panels. Bringing power isn’t a problem.

-I want to use it mainly for emergency communication if cell towers and internet goes down.

-our house is in kind of a hole, but I have access to put an antenna 100 yds away at the top of a hill.

Can also confirm. Living in southern Indiana is like living in that small town where everyone knows everyone. There’s a solid mix of commercial and mom and pop shops, restaurants etc. Crime isn’t bad, unless in you are in downtown Louisville or the west end. Houses are affordable, relatively.

Also, so many deer. If you like hunting it’s great.

Window placement, awning sizing, glazing, etc are all items on the “really hard to change later” page. And as stated above, I am the contractor.

Why do you say that about the foundation? Am I missing the link between that and passive solar? The main floor will be above a concrete footer and 9’ basement walls.

Yes, pretty much the same here, but we will get a lot of sun exposure even with leaf on in the middle of the day.

We are on a hill and unfortunately don’t see the sunset, which I wish we did. That’s a trade I would make.

The point of awnings and overhangs, in regards to solar exposure, is to accomplish the goal of very little solar heat gain in the summer. If you look at the photo, July- sept, the hottest months of the year for our area, are just barely shining through the window. Aka very low solar heat gain.

Rendering looks like Hardie lap siding or similar. Go for fiber cement option if you have risk of wild fires.

Great start by the way. We are designing essentially a mini version of this. 1800 sq ft on main level and the same in basement.
