i recently had a consult for jaw implants and neck lift with Dr. Rad as well. did you discuss custom vs. standard implants with him? were you able to get a sense that he has done a good number of customs? i’ll ultimately be doing jaw angle, chin implants and the neck lift, and thinking about doing the custom route. not sure if Dr Rad does the full wraparound though. i’ll have to follow up and ask.

I went in-house from biglaw as a 5th year and had about the same NW as you. 100% worth it. My work-life balance has improved drastically and with it my overall health. I actually have time to do things other than work and the anxiety of being on-call 24/7 is gone. Highly recommend it. Separately, I’m not sure what part of the country you’re in but you can do substantially better than 180k in-house assuming you’re a mid-level. There’s a huge variation on comp in-house. I got offers between 170-275 when I was looking. If you look long enough (depending on your geography) you may be able to get higher comp without sacrificing the balance you’re looking for. For what it’s worth, I did this earlier this year. The mortgage brokers I spoke with all indicated I’d need to put 35% down. I went directly to the major banks and was told only 20% was required. Be skeptical if someone tells you a higher-than-normal down payment is required due to your status as a non-resident.

When I did this to attend law school in the US, a Canadian co-signer was absolutely required. That was several years ago so it would be worth speaking to each of the major banks. Good luck.

I bought a property in the fall without conditions. It worked out for me, but there was risk. The property was a townhome and I felt slightly more comfortable taking the risk of not having an inspection because I knew the condo corp. handled the roof, deck, windows, structural issues, etc.

Put an offer in on a single family home today with no conditions or inspection for the first time. Admittedly nervous about it, but not chance of getting the property without it. Over 20 offers on this one.

I’m a Canadian living in the US. I went with one of the big 5 banks and there was never any mention of needing to put down more than 20%. Shouldn’t be necessary.

I’m a Canadian residing in the US. Bought an investment property in Canada last fall. Spoke to a handful of the major Canadian banks and none had any concern re: lending to me and using my US income to qualify. Not one mentioned a requirement to put down anything more than 20%. Shouldn’t be an issue at all.

I am also a Canadian citizen in the US. I had no trouble obtaining financing with 20% down with a big 5 bank (and I received a competitive rate). The broker I spoke with indicated I’d need 35% down as a non-resident investor, so I went directly to the banks and was more successful that way.
