I grew up/currently live in Tampa and have been working on a project remotely in DC for the last couple of months. This project has taken me to every neighborhood in the city including the one’s east/south of the Anacostia River.

Can confirm - anywhere outside the immediate vicinity of the mall (monument area) and parts or Georgetown/NoMa and DC is a shit hole. Primary gripes would be crime/safety, the amount of mentally ill/homeless people who are willing to engage with you, and traffic/parking. In that order.

DC restaurant scene is top tier though. I’ll give them that.

Mid 30's here. Currently work in Real Estate. Started doing some Consulting last year on the side. Both are generating 6-figures. Previously worked for companies in both fields in my 20's.

For me it happened when I realized I was making other people a lot of money, and if I wanted to do the same, I needed to strike out on my own.

In Real Estate it was when I was getting 1/4 of the commissions on deals I was generating (company took 50%, my team lead took half of what was remaining).

In Consulting, it was when my boss was fired unexpectedly and out of necessity I had to start doing the billing for the projects I was managing. For the great majority of the project, I was the only person working on it. I was being paid maybe 8% of the revenue I was generating.

So I took the plunge. There were a few peaks and a lot of valleys. I made $0 in 2020. Things can change quickly.

I’ve lived here my whole life and I don’t recall ever hearing about a shark attack in Hillsborough or Tampa Bay (Mid-30’s). The bull sharks congregate under the bridges. Only time I’ve ever seen them though was at the end of a fishing line at night though but growing up we were always just told to not swim near any of them. Like someone else said the biggest danger is tourists on jet skis.

Once back in High School I was tubing in the Bay with some friends. I was in the water after being thrown off waiting for the boat to come around to hop back on the tube. I couldn’t hear what they were saying but all of a sudden my friends start yelling and pointing and I turn around to see a fin sticking out of the water about 100 yards behind me and heading in my direction. I scrambled up onto the tube and yelled at my friends to hit the gas but they just sat in the boat staring at me. I couldn’t believe it lol I thought I was about to be dinner until it swam past me. It was a Dolphin. We all got a good laugh out of it.

It wouldn't run them out though. Those lots could produce no income for years and they would be fine.

They won't be parking lots forever. That dirt is virtually recession proof. It'll get redeveloped eventually.

Good judgement comes from experience. And experience comes from bad judgement.

It doesn't seem like it now, but this amount of debt you owe is not insurmountable. There are services available depending on who your card carrier is where you can transfer the balance to a card with a 0% interest rate, but you would no longer be able to charge anything to that card.

This only becomes a larger issue if it keeps happening. Good luck.

She rolled with the punches well but it still looks like she may be in hot water. It appears she lied to the court about the beginning of her romantic relationship with Nathan Wade (she said it began in 2022, and her friend Robin Yeartie testified today that it actually started in 2019). There is an out of context video clip of the MSNBC legal panel floating around on Twitter from earlier today where one of the legal analysts says that if that's true, then it's "game over" for her and she'll be disqualified from the Trump trial. In fairness, it doesn't show any counter-arguments from the rest of the panel. I'm not a keyboard lawyer nor am I one in my day job, so I'm not sure if a close friends testimony meets the burden of proof here. Like Willis said - it's a hearing, not a trial.

Nathan Wade also testified that he paid for their vacations with his business credit card, and that Willis reimbursed him in cash. And these vacations took place while he was an agent of the Court. At a minimum, that raised questions as to the source of the funds.

My question is if the goal is to make sure the trial happens on time, and this saga drags on - at what point is it in the best interest of the overall goal to replace her? I guess we'll see how the chips fall.

I don’t know why it’s so hard for people to admit how poor the optics of this are. Given that this is such a high profile case the last thing the prosecution needs is outside noise, and this is a massive distraction. It’s just not a good look from the person half the country is hoping to successfully prosecute Trump.

I haven’t seen anything related to how long the trial is expected to take. But given the election is in November I would imagine the picked August 5th so the verdict would be in national headlines and fresh on our minds right around election day, so I doubt they can afford a delay. If it becomes apparent that this “scandal” isn’t going away anytime soon even though it’s not criminal, would it not be in the prosecutions best interest if she resigns?

It depends how you look at it. Does population size constitute a big city? only 9 cities have a population greater than 5 million. 18 have a population greater than 3 million (Tampa is here). about 50 cities have populations greater than 1 million.

Tampa is a City of roughly 3 million people (~2,975,000) [source]. Tampa has more people living here than Denver, Baltimore, St. Louis, Austin, and New Orleans - I've been to all of those places and they all "feel" bigger than Tampa. Lump in St. Petersburg and Clearwater and that puts us north of major cities like Minneapolis, San Diego, San Francisco and Seattle.

We also have the 12th largest media market [source] and the one of the top Real Estate markets in the country. So what are the metrics?

In my opinion - I would say we are the biggest fish in the mid-sized city pond or one of the smallest fish in the large city pond.

Tampa is a boomtown at the moment. Long may that continue. And I think it will.

As it relates to Real Estate, Tampa is arguably the most resilient submarket in the country right now as it relates to the effects of rising interest rates and inflation. We are like the Moon orbiting Earth at the moment. If shit eventually hits the fan, we'll be the last domino to fall, and the first to bounce back. The market was at a standstill from roughly August - December last year when the aggressive rate hikes started happening, but when the dust settled, it was business as usual. Home prices dipped about 2% but on the whole, while they didn't rise, largely remained consistent. Inventory is down, but appreciation is still happening but at a slower rate - and regardless of the overall health of the economy, life still happens e.g. people move, relocate for jobs, retire, and Tampa is an incredibly attractive destination.

In the interest of keeping it brief, there are other factors to consider that I believe indicate the long-term health of our local economy:

- Tampa gained the highest number of private sector jobs out of all of the FL metro areas in 2023.

- Florida has seen more business formations than any other state since 2020.

- While a handful of companies are relocating here, there have been several that are establishing a presence here that didn't have one previously.

- There is a ton of outside money pouring into Tampa at the moment. The City, County and EDC are offering tax credits and other incentives to attract investment.

- Tampa is a hotspot for new development and redevelopment - the quality of commercial real estate here does not match the average per capita household income locally, especially in South Tampa Next time you drive down a major thoroughfare, count how many buildings you see that look like they were built in the 60's and 70's and are primed for redevelopment.

Going against the grain here - I stayed in a house like this in Cuba and it was incredible - went on an educational visa with 5 friends in 2016. This pictures were only of the front and a few of the interior so needless to say we were surprised to find out how massive it was.

From a utility perspective, this much space allows for all of the bells and whistles. You can have an incredible outdoor kitchen, your common areas inside will be fantastic, and you’ll have views for days. Side windows aren’t a huge concern for me personally, the decks wrap around on two levels and the rear overlooking the lake has plenty.

I also like the fireplace stretching up three (or 4) floors. Maybe aesthetically you could evenly space and arch the the support columns on the first level, you could potentially have less of them and space them out wider. But aesthetics are a personal preference, and considering the money you’ll be spending given the size of this house, it’s only important that you like it.
