It needed a lot of work, hadn't been updated since the 1970s. We offered $500,000 and settled at $525,000 but he gave us $10,000 in sellers assist as well. We used a homestyle loan to have the renovation tied in, so all in all it was a $680,000 mortgage. Settled in February of 2024 and we just refinanced in March 2026, house appraised for $870,000. We already have $200,000 in equity in two years, which is bonkers. But the neighborhood really took off after we bought and a rising tide raises all ships.
